NDIS Accommodation

Local NDIS Accommodation

For individuals with disability, there are a range of NDIS accommodation properties available in Melbourne and surrounding suburbs, including shared or individual apartments.

It is always the aim for those living with disability to lead as independent a life as possible, or to give caregivers a short break now and then. In and around Melbourne, there are a wide selection of NDIS accommodation properties.

NDIS accommodation options in and around Melbourne range from shared homes or highly accessible apartments for those with complex needs, to temporary accommodation for short breaks. The right option will depend on support needs, preferences and personal goals – which are all established on an individual basis and part of a personalised plan.

Types of NDIS Accommodation

These are the main types of accommodation. In some cases, they may be adjusted.

Features of NDIS Accommodation

Properties can have features like wheelchair- accessible entrances, slip- resistant flooring, accessible bathrooms and assistive technology. Many of the homes are located in thriving suburbs with access to public transport, recreation spaces, shops and other amenities.

Supported Independent Living (SIL)

SIL provides funding for support workers to help with daily tasks in the home. This can take several forms.

  • Shared living – you live with other NDIS participants in a group home, often a house in a community setting. Providers will carefully match housemates based on compatibility.
  • Support in your own home – you receive tailored support from workers in your own property or your own private rental.

SIL Services include help with personal care, household chores, managing finances, meal preparation, and accessing various aspects of the community.

Specialist Disability Accommodation (SDA)

SDA refers to purpose-built housing for participants with extreme functional impairment or very high support needs. This is funding for the physical building itself, not the support services within it. SDA housing is available in these design categories:

  • Improved liveability – Provides reasonable level of physical access.
  • Robust – designed to be extremely resilient and safe.
  • Fully accessible – high level of physical access for people with significant physical impairment.
  • High physical support – has enhanced physical access features, such as structural modifications for ceiling hoists.

Short-Term Accommodation or Respite

STA or respite care is temporary accommodation for a short period. It provides a change of scenery and a chance to meet new people while your usual carers take a break. You will likely be involved in fun activities, outings, and skill building exercises.

Medium-Term Accommodation (MTA)

This is temporary housing for NDIS participants who need a place to stay as they await their long- term housing to become available or for home modifications to be completed.
